MEB ManagementSince 2008, Suzanne Reinke, CPM with MEB Management, has depended on Tim Kauffman’s services. As a seasoned property manager, she has had her share of experiences working with landscape and maintenance companies. Here are excerpts taken from a telephone interview conducted by a third party research firm.

What’s Tim’s Best Attribute?

I keep going back to Tim because of his communication. He is straight forward and I’m never afraid to pick up the phone, send a text or leave a voicemail message worrying if he’s having a bad day or not. Tim understands the pressures of my job and the deadlines I often face.”

Give an Example of Tim’s Communication

Tim has an understanding of what I do and what my responsibility is to the property owner. Whereas in the past I worked with landscapers and maintenance people when I didn’t want to speak with them because they were difficult to deal with or I would have to spell everything out.”

“For example, I worked with a landscaper once who had the attitude that they would make irrigations repairs when they felt necessary but after explaining that if an expense is going to be greater than $100 that I needed to know first because of the bureaucracy I have to deal with. He wasn’t pleased and said I would have a bigger problem from the water bill if he was stalled for several weeks before he could fix it. What he didn’t realize that within that instant he had made himself part of the problem. That’s the difference with Tim. I don’t have to spell it out to him because he knows how to read between the lines and it makes my job easier.”

What is it like Working with Him?

One of our properties was rocked by a storm that caused thousands of dollars in damages. I called Tim at 2 pm and his crew was onsite by 3 pm. Tim’s quick actions fixing emergency repairs kept the wolves (tenants) from pouncing. I was stunned by his quick response.”

How Would You Describe Him to Other Property Managers?

“Responsive. Reliable. He does what he says he’s going to do.”

He’s accessible. I use email, text and voice to reach him so I keep moving through my day without wasting time.”
